Site Preparation for Industrial Buildings in Nuevo León, Mexico: Heavy Equipment by Stage (2026 Guide)

Nuevo León is going through its largest wave of industrial parks: FINSA broke ground on a 92-hectare park in García in August 2026, Thor Urbana is building Apodaca II with seven buildings, and GP announced 19 buildings on the Ciénega de Flores–Salinas Victoria corridor. Before a single column goes up, every one of those buildings needs the same thing: well-built earthwork.
This guide explains, stage by stage, which heavy equipment is used to prepare the pad for an industrial building in the Monterrey area, what each machine does, and which mistakes cost the most time and money.
1. Clearing and topsoil stripping
The vegetation and organic topsoil (usually the first 20 to 30 cm) are removed because they cannot support structural loads.
CAT D6 or D7 bulldozer: pushes and stockpiles the material.
20 or 30 t excavator: loads the stripped material into trucks.
14 m³ dump trucks: haul it to an authorized disposal site.
2. Cut, fill and building pads
The ground is brought to the design elevations: material is cut where there is excess and filled where it is missing, forming the building pad and truck yards.
D8 bulldozer: cuts in hard ground and long material pushes.
30 t excavator: high-volume cutting and loading.
Motor grader: spreads material in uniform lifts and sets final grades.
3. Compaction in lifts
This is the stage that decides whether the floor slab will last. Material is spread in lifts (typically 20 cm loose), moisture-conditioned and compacted to the density the project specifies, which the testing lab verifies in the field.
Water truck: brings the soil to optimum moisture; without it, the required density is not reached.
Smooth-drum vibratory roller: for base courses and granular materials.
Padfoot compactor: for clays and fine soils.
4. Internal roads and truck yards
Sub-base and base courses are placed on top of the earthwork for park roads and the yards where trailers maneuver.
Motor grader: spreading and shaping the base.
Vibratory roller: compacting each lift.
Dump trucks: hauling base, sub-base and gravel from the quarry.
5. Storm drainage, utilities and foundations
Trenches for storm drainage, water, gas and power; sumps and manholes; excavation for footings and pedestals.
20 t excavator: deep trenches and sumps.
Backhoe: utility trenches and detail work.
Skid steer: cleanup, small backfills and sidewalks.
Typical equipment for one building pad
As a reference (every project changes with volume, soil and schedule), an earthwork crew for a mid-size industrial building usually runs:
1 bulldozer (D6 to D8)
1 30 t excavator
3 to 4 dump trucks of 14 m³
1 motor grader
1 vibratory roller (smooth drum or padfoot depending on the soil)
1 water truck
Mistakes that delay industrial projects the most
Compacting without the right moisture: the lab test fails and the lift has to be redone.
Placing lifts that are too thick to save time.
Not scheduling the water truck from day one.
Hiring each machine from a different supplier: if one fails, the whole crew stops.
Not checking lowboy access to the site before mobilization.
